Neighborhoods
Being ardent supporters of the Mountain Protection and Preservation Act, the developers of the Georgian Highlands mandated that home sites be a minimum of 10 acres in the Pickens County and 3 acres in the Gilmer County. As a result, the density of the development is, on average, approximately 6 acres per home. This low density strategy not only ensures that about 80% of the land is preserved in its pristine state, but also offers a sense of privacy that is unmatched in other mountain communities. By design, the large acreage home sites and strictly-enforced covenants, coupled with architectural and landscaping guidelines, ensure that the unspoiled nature of this heavily forested community is preserved.
Each of the Georgian Highlands development phases highlight unique aspects of the 3,500 acre tract. As a result, within the Georgian Highlands community there is a natural division of the properties into four distinct neighborhoods and these were developed over time as four individual phases.
Clear Creek Neighborhood (Phase I)
The first phase of the development, called the Clear Creek Neighborhood, is located entirely within Pickens County and is closest to the main entrance gate house on Rt. 136 coming out of Jasper, Georgia. Lots and homes are located primarily on Highlands Parkway and Andes Ridge. The development consists of forty-six home sites varying in size from 10 to 55 acres. Most properties have long-range views of Burnt Mountain, Sharp Top Mountain and the Atlanta skyline to the south. Other lots have long stream frontages with cascading water and views to the north of the Chattahoochee National Forest.

North Park (Phase II)
The North Park Neighborhood is situated in Gilmer County and is closest to the northernmost gate off of Burnt Mountain Road (Rt. 108) coming out of 'apple country' and Ellijay, Georgia. Lots and homes here are located primarily on St. Andrews Way and several cul-de-sacs which branch off of this main artery. The neighborhood consists of ninety-six home sites of 3 to 10 acres. A large number of the owners in this neighborhood own multiple lots. These sites offer spectacular views to the east, north, and west of almost a million acres of protected national forests and wilderness areas within the Amicalola Mountain Range and Rich Mountain Preserve. Very easy access and level building sites along the ridge lines are characteristic of home sites in this neighborhood and many of the lots back on to the Tate Mountain Preserve.

High Hampshire (Phase III)
The High Hampshire Neighborhood contains some of the highest elevations within the Georgian Highlands, and many of the lots back up to the Tate Mountain Preserve which will remain undeveloped. It also boasts spectacular views of the Chattahoochee National Forest. This neighborhood is entirely contained in Pickens County, with all lots and homes on St. Andrews Way. It consists of a total of twenty 10+ acre home sites.

Cold Stream Falls (Phase IV A and B)
The Cold Stream Falls Neighborhood consists of fifty-five home sites featuring spectacular northern and western views. There are also several prominent streams which cascade down the mountain offering the soothing sounds of tumbling waterfalls year round. As this portion of the larger community lies on the county line separating Pickens and Gilmer Counties, the properties are subdivided into either Phase IV A or Phase IV B. Gentle access and great build sites are typical. This neighborhood also includes the common amenity of a five (5) acre park with hiking trails beside the beautiful Clear Creek Stream. Home sites vary in size from a minimum of 3 acres to a maximum of 55 acres, and all homes and lots are located either on St. Andrews Way directly or off of one of several short cul-de-sacs.
